Read this carefully before relying on any Verdict or Audit produced by BUYIQ.

1. Nature of the Service

A BUYIQ Verdict is a source-constrained transcription of the records you upload. It reproduces, in a locked twelve-section structure, the facts already recorded in those documents. It does not analyse, interpret, predict, opine on, or attribute responsibility for any matter. It is not a legal opinion, a conveyancing report, a building inspection, a financial statement, an insurance assessment, a compliance audit, or a due diligence report.

2. What BUYIQ Does Not Do

  • We do not verify whether the records you upload are complete, accurate, current, or authentic.
  • We do not identify defects, risks, or liabilities that the records do not themselves record.
  • We do not assess the adequacy of fund balances, insurance sums insured, levy strategies, or capital works forecasts.
  • We do not interpret by-laws, meeting resolutions, NCAT orders, contracts, or regulatory instruments.
  • We do not provide advice on your individual circumstances, jurisdictional obligations, or contractual position.

3. Absence of Content Is Not Absence of Risk

Where the Verdict states that a matter "was not identified within the records reviewed", this means exactly that — the records you uploaded do not address the matter. It does not mean the matter does not exist in the real world. Documents omitted from your upload, scanned-image-only pages, password-protected pages, or records kept by the strata manager but not supplied to you are invisible to the Service.

4. Mandatory Independent Advice

Before signing a contract, exchanging, settling, or otherwise committing to a strata-titled property, you must obtain independent advice from an Australian legal practitioner, a licensed conveyancer, a qualified accountant or financial adviser where relevant, and a qualified building or engineering consultant where appropriate. The Verdict is a tool to make those advisors' work faster and sharper — it does not replace them.

5. No Licence Held

BUYIQ is not a law firm, conveyancer, real-estate agency, building inspector, registered valuer, insurance broker, financial services provider, or strata management business. No regulated service is supplied. No Australian Financial Services Licence, Australian Credit Licence, NSW Fair Trading strata-management licence, real-estate licence, or similar authorisation is held by BUYIQ in connection with the Service.

6. Jurisdictional Scope

Strata law differs by state and territory (Strata Schemes Management Act 2015 (NSW), Owners Corporations Act 2006 (Vic), Body Corporate and Community Management Act 1997 (Qld), Strata Titles Act 1985 (WA), Strata Titles Act 1988 (SA), Strata Titles Act 1998 (Tas), Unit Titles (Management) Act 2011 (ACT), Unit Titles Schemes Act (NT)). The Service does not tailor its output to any particular jurisdictional framework — it transcribes the records as recorded.

7. Automated System Limitations

The Report Summary is produced by an automated language-model system operating under a locked rule set. Despite extensive guard-rails (Gold Standard v4.0 — Atomic Fact, No Synthesis, Zero Interpretation, Absence Disclosure, UE-Anchored Impact, Chronological Threading, Page Citation, Severity Classification), residual error is possible. You remain responsible for cross-checking any fact in the Report Summary against the underlying source document before acting upon it.

8. No Fiduciary Duty

No fiduciary, agency, broker, or advisor relationship arises between BUYIQ and you by virtue of your purchase. BUYIQ acts as a provider of an automated information service only.

9. Reliance at Your Own Risk

Reliance on the Verdict is at your own risk. To the maximum extent permitted by law, BUYIQ accepts no liability for any loss, damage, cost, or expense — direct or indirect, foreseeable or unforeseeable — arising from your use of, or reliance on, any Verdict or Audit, save only for liability that cannot be excluded under the Australian Consumer Law (see clause 5 of the Terms of Service).

10. Changes

This Disclaimer forms part of the Terms of Service. It may be updated from time to time; the effective version is the one posted at buyiq.net/disclaimer at the time of your purchase.
